Why Jávea?
Jávea (Xàbia in Valencian) sits on a natural bay on Spain’s Costa Blanca Norte, sheltered by the Montgó Natural Park to the north and Cap de la Nau to the south. It consistently records some of the best climate statistics in Europe — warm winters, hot summers, and year-round sunshine.
Unlike the heavily developed southern Costa Blanca, Jávea has retained its character. The old town, port, and beach are three distinct environments within minutes of each other. International buyers come from across Europe — particularly the UK, Netherlands, Germany, Belgium and Scandinavia — drawn by the quality of life, direct flights from major cities, and a genuine community feel.

Jávea Arenal
The golden beach of El Arenal is Jávea’s most sought-after address — a sweeping bay lined with restaurants, beach bars and watersports. Properties range from modern apartments steps from the sand to larger villas set back with sea views. Lively in summer, peaceful in winter.
Montgó
Prestigious residential district on the slopes of the Montgó Natural Park. Large villas on generous plots, many with pool and panoramic sea views. Quiet, private, and highly sought-after. Walking distance to the old town and a short drive to the beach.
Jávea Port
The working port and marina area, lined with seafood restaurants and tapas bars. A mix of apartments and townhouses, popular with those who want authentic Spanish village life within walking distance of the water. Excellent year-round community.
Old Town / Pueblo
The historic heart of Jávea, centred on the 16th century church of San Bartolomé. Narrow cobbled streets, traditional townhouses, local markets and authentic Spanish life. Increasingly popular with buyers seeking character over modern convenience.
Benitachell
The municipality neighbouring Jávea to the south, home to the dramatic Coves de l’Aigua and the Cumbre del Sol urbanisation. A mix of traditional village properties and modern developments with spectacular cliff and sea views toward Ibiza on clear days.
Cumbre del Sol
An exclusive clifftop urbanisation in Benitachell, perched above the Mediterranean with some of the most dramatic sea views on the entire Costa Blanca. Modern architecture, large plots, communal facilities, and a growing expat community.
Jesús Pobre
A charming traditional village inland from Jávea, set among orange and almond groves. Authentic Spanish village life with a growing community of international residents. Excellent value compared to coastal areas, with easy access to both Jávea and Dénia.
La Lluca
A quiet residential area between Jávea and Benitachell, popular with those seeking larger plots and more privacy while remaining close to the coast. Villas typically on generous land with mature gardens, pools, and a rural feel without isolation.
Dénia & surrounds
The regional capital of the Marina Alta, with a bustling port, excellent restaurants, and a mix of property types from town centre apartments to large country fincas. Good transport links including the Alicante train line and Dénia ferry to Ibiza and Mallorca.
